Pre-Construction Manager

3D Recruitment has partnered with a well-established Australian commercial builder with over 40 years of industry experience delivering projects across the education, community, health, childcare, commercial, and industrial sectors. Due to continued growth and an expanding tender pipeline, they are seeking an experienced Preconstruction Manager / Systems Coordinator to lead the estimating function while overseeing and continuously improving the company's Integrated Management System (IMS).

THE ROLE

• Lead and manage the estimating team, allocating tender resources while ensuring quality, accuracy, and timely submissions.
• Develop winning tender strategies, preparing detailed cost estimates, construction methodologies, and preliminary programs.
• Build and maintain strong relationships with clients, consultants, subcontractors, and suppliers to maximise tender success.
• Review contracts, identify commercial risks, and assist in negotiating favourable contract terms and conditions.
• Manage post-tender clarifications, interviews, and tender handovers to project delivery teams.
• Drive continuous improvement across estimating processes, quality control, and reporting while supporting company growth targets.
• Maintain, improve, and oversee the company's Integrated Management System (IMS), ensuring compliance with ISO standards and annual external audits.
• Review company procedures, documentation, templates, and systems to streamline operations and improve consistency across the business.

YOU

• Proven experience leading estimating or preconstruction teams within the commercial construction industry.
• Strong background preparing and reviewing commercial building tenders from initial pricing through to successful award.
• Excellent commercial acumen with the ability to identify project risks, opportunities, and winning tender strategies.
• Experience managing subcontractor pricing, procurement processes, construction methodologies, and preliminary programs.
• Sound understanding of commercial contracts, Australian construction practices, and quality management systems.
• Experience maintaining or improving Integrated Management Systems (IMS), ISO compliance, or business management systems will be highly regarded.
• Strong leadership, communication, and stakeholder management skills with the ability to build lasting relationships with clients, consultants, and subcontractors.
• A proactive leader committed to continuous improvement, operational excellence, and supporting long-term business growth.
